Since we are experiencing changes in the industry, we are currently managing a system wherein our clients will be informed and will be able to cope up with these challenges. The process involving scheduling the services we offer can be demanding at some point but we at L&L Inc. will strive to provide you with effective and efficient ways to complete the projects in a timely manner.
Scheduling 
     This is the most challenging part of the process. Since most projects will now involve Architects and Engineers working with the local government to obtain Permits, the pre-construction time has increased. Based on our experience in 2019, this process would be as follows. 
Submittals – 3 - 4 weeks (Approximately)
Architectural and Engineering – 4 – 6 Weeks (Approximately)
Permitting – 10 - 12 Weeks (Approximately)
Total - 22 Weeks (Approximately) – Our previous projection was 12 weeks total. This is subject to changes based on the scale of the project.

Cost  
       This process adds cost to the project. It is difficult to put a number / percentage on this because every project is different and every municipalities application and permitting fees are different. We include projected costs for these items on our estimates for large projects, but final invoicing is as follows.
Architectural fee – face value of invoice plus 20%
Engineering fee – face value of invoice plus 20%
Permitting fees – face value of invoice plus 20%
Expediting service fee – face value of invoice plus 20%

What we are doing to mitigate costs
• Generate our own submittals in-house and send to the architect and engineer to be reviewed, stamped and sealed.
• Utilize components and design’s that are pre-engineered and have documentation provided by vendors.
• Update L&L Inc. Standards to comply with updated engineering as requirements change.

What we recommend
• Allow a minimum of 4 months for this process when considering when you want to start a project.
